Discover the key standards and approaches that guarantee perfect results when working with ceramics and stone in New York City. Tile installation is not just the final touch of a renovation; it's an art that requires mathematical precision and strict adherence to building codes. At DNB Renovations, we are guided by the industry standards of the Tile Council of North America (TCNA). From large-format porcelain to delicate marble mosaics, we ensure perfect flatness, proper joint geometry, and the durability of a surface designed to withstand the test of time and the pace of NYC life.

What Our Process Includes

Co-op Rules & Soundproofing

Compliance with Alteration Agreement requirements regarding material weight limits and the mandatory installation of soundproofing membranes under floor tiles.

Perfect Prep Work

Using self-leveling underlayment to create a perfectly flat base. Tile doesn't forgive height variations, especially in pre-war buildings with sagging joists.

Anti-fracture Membranes

Integration of systems like Schluter-DITRA to prevent the transfer of cracks from the substrate to the tile and to provide moisture protection.

Precise patterns

Meticulous planning of the pattern (dry layout), centering walls, and avoiding unesthetic narrow slivers in highly visible areas.

Proper Mortar Selection

Using modified or unmodified thin-set mortars strictly according to the type of tile (natural stone, glass, porcelain) and operating conditions.

Tile Leveling Systems

Utilizing modern clip systems (e.g., T-Lock / Spin Doctor) to prevent lippage between adjacent tiles, especially crucial for 12x24" formats and larger.

Epoxy Grouting

Applying high-quality grout resistant to stains and mold (like Laticrete Spectralock), perfectly suited for the wet zones of shower enclosures.

Expansion Joints

Treating internal corners and plane transitions (wall-to-floor) with 100% color-matched silicone to avoid cracking during natural building movement (TCNA EJ171).

When Professional Tile Installation is Absolutely Essential

An overview of situations where replacing tile flooring solves not only aesthetic but also serious structural issues in your home. Updating your tile is necessary for more than just aesthetics. It is a critical step when old tiles begin to delaminate, or when cracks or mold appear in the grout lines - signs of underlying substrate failure or moisture intrusion. It is also a mandatory stage when replacing old acrylic tubs with modern walk-in showers. In New York City, high-quality tile installation (especially natural stone or large-format porcelain) instantly increases the market value of your property and creates a spa-like atmosphere right in your home.

When Professional Tile Installation is Absolutely Essential

The Role of Tile Installation in a Gut Renovation

Tile is the finishing layer, the primary desihn element. However, the beauty of this layer is 100% dependent on the rough work. Installation only begins after the Licensed Master Plumber (LMP) has finished, the walls are closed with cement boards, and the waterproofing membrane has successfully passed the Flood Test. As professionals say: "You can't hide bad prep work with nice tile." That is why we pay as much attention to the invisible layers of the substrate as we do to the perfect joints on the surface.

Tile for Different Property Types

Each building type in the city has its unique architectural
constraints and bureaucratic requirements for wet zones.

Pre-war Co-ops

Out-of-plumb walls and shifting wooden joists require significant leveling and the mandatory use of anti-fracture membranes. Boards often mandate floor soundproofing.

Townhouses & Brownstones

Allows the use of large-format slabs to create seamless spaces, which frequently requires joist reinforcement due to the heavy weight of the materials.

Condominiums

Implementation of complex design solutions: glass mosaics, natural marble, installation of concealed linear drains, and radiant floor heating systems.

Frequently Asked Questions
About Bathroom Tile Installation

Do I need a DOB permit to replace tile?

If it is a purely cosmetic tile replacement without interfering with the waterproofing (shower pan) or plumbing, a DOB permit is usually not required. However, an Alteration Agreement from your Co-op/Condo Board is always needed to approve the scope of work and ensure the protection of common areas.

Which grout is best to prevent mold?

We highly recommend Epoxy Grout for shower areas. It is non-porous, doesn't absorb water, is chemical resistant, and makes mold growth virtually impossible compared to traditional cementitious grout.

Can I lay new tile over old tile?

In NYC apartments, we do not recommend this. It adds unnecessary weight to the floor structure, creates issues with threshold heights, and masks potential moisture problems inside the walls. The correct approach is a full demolition down to the studs.

How long does the installation process take?

For a standard bathroom, substrate preparation, tile installation, and grouting usually take between 1 to 2 weeks, depending on the complexity of the pattern, tile format, and the necessary drying times for building compounds.
