DOB & LAA Permits
Our Licensed Master Plumber (LMP) files a Limited Alteration Application (LAA) with the Department of Buildings to legalize all work.
Shut-off Coordination
Organizing a "Water Shut-off" with building management. This is often limited to 2-4 hours on specific weekdays.
Demolition & Lead
Safe removal of old galvanized or brass pipes, and mandatory replacement of old lead bends under toilets.
Rough-In Plumbing
Running new copper, cast iron, or PVC supply and waste lines in strict accordance with the NYC Plumbing Code.
Roughing Inspection
An official visit by a DOB inspector to test rough pipes under pressure BEFORE the walls are closed.
Closing the Walls
After a successful inspection, walls are sealed with cement board, waterproofed, and prepared for tiling.
Fixture Installation
The trim-out phase: installing toilets, faucets, shower systems, vanities, and connecting them to the finished lines.
Final Sign-off
A final verification by the DOB inspector to close the permit (Sign-off) and issue a letter of completion.
Why You Need a Licensed Master Plumber (LMP)
The consequences of illegal plumbing work in NYC can cost you your apartment. In NYC, you can't just "call a handy guy" to move a sink or replace pipes inside a wall. Any work beyond a direct faucet swap requires an LMP license. Your Co-op Board will not approve your renovation without proper contractor insurance and licensing. Illegal plumbing leads to immediate Stop Work Orders and hefty fines from the DOB, creates severe issues when trying to sell the property, and in the event of a pipe burst, your insurance company will deny the claim - leaving you fully liable for damages to the neighbors below.
Hidden Complexities: Risers and Valves
The anatomy of old NYC buildings dictates its own rules. One of the biggest challenges in a gut bathroom renovation is outdated shut-off valves and shared risers. Old in-unit valves frequently seize up and fail to shut off the water completely. This necessitates shutting down an entire line or even the whole building. Our team manages all communication with the building Superintendent. During the rough-in phase, we mandatorily replace all old valves with modern ball valves, so you can easily isolate water locally in the future without disturbing your neighbors.
