About Bathroom Waterproofing

Do I need a DOB permit to replace my floors?

Generally, Department of Buildings (DOB) permits are not required solely for cosmetic floor replacement. However, an Alteration Agreement from your Co-op or Condo board is mandatory, especially to verify soundproofing materials.

Why does my old floor squeak so much?

Squeaking usually occurs when nails rub against wood. This means the subfloor has delaminated from the joists, or the joists themselves are loose. We must remove the flooring and screw the subfloor down tightly with heavy-duty screws (not nails) to eliminate movement.

What is the "80% coverage" rule in NYC?

Many Co-ops require that 80% of the hard flooring in an apartment (excluding kitchens and bathrooms) be covered with area rugs to reduce noise. Installing a premium acoustic underlayment often helps satisfy the board and prevent neighbor complaints, even if you want to leave more wood exposed.

Engineered wood or Solid hardwood?

In NYC, engineered wood is often the better choice. It is much more stable with humidity fluctuations (less chance of warping or gapping), can be installed directly over concrete slabs, and comes in the wide planks that are currently trending. Solid hardwood is better suited for private homes with wooden subfloors for a classic nail-down installation.
